Dear Martha,
I am writing to sing the praises of one of your leasing agents, James Ratke. James did an incredible job of limiting the stress of my June 30 move, and acted as a resource and buddy through some unusual circumstances that the past few weeks have presented to me.
I had a situation where my old landlord told the new tenant (moving into my old place) that he could move in to the apartment before the date that my lease was up (without talking to me), and proceeded to attempt to force me out of my apartment over the course of several weeks. The person living in the place I was moving into, understandably needed to stay in the apartment through the term of their lease, and could not accommodate my old landlord’s demands.
The situation was stressful, and James was an incredible resource. He was respectful of the people living in the apartment I was moving into, and provide a calming voice when my own reason was compromised by my frustration and confusion surrounding the entire moving industry (except for James). In the end, he helped me to find a creative method of working with the tenants in my new apartment so that everyone walked away happy.
I imagine I required more communication and much more reassurance than most new tenants coming to ICM, and James was fantastic about following up with me when I contacted him, telling me when he could get back to me when there were questions he needed time to answer, and adhering to the timelines he laid out. Despite the fact that I can be totally unbearable when dealing with logistical issues and people that I deem unreasonable, James was patient and very professional through all of my phone calls and emails, half of which were completely ridiculous, I am sure.
My experience is that James is the type of person that any organization would be extraordinarily lucky to have on staff, and in an industry notorious for poor service and bad attitudes, James is far and away the best person I have come across in the Chicago leasing/rental/moving industry. I might be in jail right now if not for James, and I sincerely hope that his managers (and their managers) are aware of what an asset he is to ICM and the tenants that he is working with.

I just wanted to extend a "thank you" for the quick replacement of the slowly dying refrigerator in my apartment.
I appreciate that you responded quickly when I reported the problem and that you were able to get the old one out and a new one in so soon.
I came home from work today to find it in place and all of my food moved into the new refrigerator.
It is already working MUCH better than the old one, and now my bagels are frozen! Just in time for me to buy some ice cream to eat during this warm weekend - you made my day.

Just wanted to say thank you so much for getting my repairs done so quickly. I am the resident in 19XX W. Wilson unit XX. Having just moved in over Memorial Day weekend, it can be a little chaotic so I appreciate you getting everything done so efficiently. It definitely makes my new apartment that much more enjoyable!
I was so glad to see that the window with the crack was replaced too. If it was any other window I would not have been so antsy about it-just happens to be the main window that everyone sees when they walk into my place.
I understand getting the brown gunk cleaned off from the outside of the window may take a little bit more time since it is a non emergency. Hopeful it can be done in the next couple of weeks?

I've gotta say that I have been very impressed by the maintenance group!! All of our maintenance requests have been completed within 1-2 business days (we've had a few others aside from the ones we've worked with you on). They even come out right away to replace light-bulbs...which is something I would expect to take a week or two. I'm also impressed that they were able to come out to paint within a week...which is something I'd expect to take 2-4 weeks.

I haven't actually met you yet since I was out of town when Brent and Eric found the place and signed the lease. We were amazed and pleased when it only took two days for guys to come out and fix everything we had asked for (if only comcast was that fast we could have been watching the hawks games). I wanted to take a moment to compliment Chris from maintenance. He came to our apartment today (4/7) to help with the recurring maintenance request we had submitted yesterday (we have a smell permeating our apartment that is now believed to be coming from a dead animal in the walls, rather than mold growth from the water damage). I hope you are well. I am happy to report that I have re-signed my lease for another year. I have attached a copy of it to this email but have also put the hard copies in the mail. I just wanted to ensure it got there by the deadline date.
Also, I wanted to comment on the improvements of the maintenance and the response time since I've been a lessee. In particular, Bill from maintenance has been great in honoring my requests.
It is one of the main reasons I have stayed with ICM all these years.
Seth is incredible. He always takes care of things quickly and is very positive.
Experiences in Apartments: My maintenance requests have all been completed on the day of the request. This company has been extremely responsive in any request. I can not believe how simple it is to make a maintenance request and that everything is always done immediately, even on our worst snow day. it is quite remarkable. I really appreciate all of your professionalism and promptness. I love this apartment and hope to be staying for a long time.

Regarding ICM’s recycling program: I had discussed this with Seth in February of last year. Seth was very nice dealing with my questions and signs have been up at my building since our discussion. Hello,
I just want to give a huge thank you to whoever came out and fixed (replaced!) the fan in my room. As I don't have access to e-mail at work, I had realized coming home that I had forgotten to give my address in my original e-mail and felt like an idiot. But I want to thank whoever went to the trouble of finding my address without even contacting me and then helped me out by fixing the fan problem.

Today, 1/7/10, we had a maintenance man come over to fix the water damage in our living room. We never caught his name but he was deaf. He was the best representative from ICM we have seen so far and we just wanted to thank him for what he did.

We have been with ICM for over a year now, and Tom and the maintenance staff have been INCREDIBLE. Tom returns our calls within the hour, and is always friendly and so helpful. I've been with ICM for over 3 years and it's been a positive experience for me from day one. My leasing agent (Pete) drove me to 3 apartments that were all within my price range. I ended up signing a lease for the 1st floor 1BR of a huge coach house about a block and a half from Wrigley Field. I could see the jealousy in other Cub fan's eyes when I told them I could hear the stadium announcer from my backyard, while grilling a steak on my Weber.
After I moved in, I faxed a list of minor repairs I wanted done to ICM, and all were completed within a few days.
My next apartment was an ICM building too. Again, the few minor problems I had were faxed to them, and fixed within a few days.
Recently, the in-wall AC in the living room died. I left a message with ICM at 9:00PM and they had someone out the next day. They left a message on my phone telling me they were going to replace the AC. Less then 48 hours after it died, I came home from work to find a brand new Frigidaire installed. With the owners manual and a little remote control in a sealed package next to it. While it is July outside, it's like January in my apartment.
Overall, I have found their office staff to be helpful and their maintenance crew to be excellent. Problems have always been fixed in a timely manner and I know I will come home to find the door locked and the mess cleaned up after maintenance has left.

I just wanted to say Thank You for all your help from the day you rented me my old apartment on Wayne through and even past the day I moved out. It's just about 5 years and for the most part those years have been uneventful, which when renting is a good thing. BUT - When I did have an issue, concern or problem, you always got back to me and whether or not I liked the answer or not, you always shot straight with me and gave me the reason behind the decisions.
I will tell ya' I think you're one heck of a professional and based on what I've seen from you as the true professional you are in your industry, I would not only 110% trust your judgment when it comes to matters of real estate/renting but on any topic I asked you about.
You're a stand up guy and I just really wanted to take the time to say Thank You and commend you for everything you've done over the past almost 5 years.
I will absolutely refer people to ICM and when I do I'll make sure they ask directly for you.

Hi!
I received a voice mail today about garbage on my back deck. I was in an car accident over Christmas and broke my leg. Getting around...especially on stairs has been pretty difficult. I will be in a cast for a few more weeks. I have had friends help me out with getting the trash down but it hasn't always been expedient. I'm so sorry for the mess. I will make sure it is taken care of by the weekend.

Just wanted to say thanks for the prompt attention to the maintenance requests that I made the other day.
I've been so pleased with the service of the maintenance people! I have lived at my current apt for the last two years and just signed for a third year, and every time I've made a request its been addressed in a timely manner so THANK YOU.
I wanted to especially acknowledge the people that fixed my heat during the winter. I told him my heat wasn't working and he was at my house within 30 minutes and fixed the problem right away. This happened twice within the last two years, and each time ICM's workmen came over and resolved the issue immediately.

to look at some places and wanted to give you the heads up. Great

He really represents ICM well.
He really listened to my parameters and showed me places that were
realistically within them, but also was able to deal on his July
inventory
of properties that were normally perhaps a little out of my range.
In any case, he went above and beyond, and I sense that he just does
that as part of who he is, and I wanted you to know that, and to thank
you again for helping me out.

My husband and I have had a great experience with ICM, right from the very beginning. We met with Seth Kramer when we were searching for a new apartment and he was such a blessing to work with. He made sure he got to know exactly what we were looking for and what our budget was, and only showed us places that he thought we would fit into. He was completely forthright whenever we asked him questions, and made sure we had all the information that we needed before we made our decision. We decided on a gorgeous apartment that we still live in today, and looked forward to moving in a couple months from then. When move-in day arrived, it was two days after our honeymoon had ended and we had just driven straight through the 20 hr drive from Colorado to Chicago. We arrived in Chicago and called Seth to get our keys. We had forgotten that it was Memorial Day! Luckily, Seth has a huge heart and left his family gathering in order to give us the keys to our apartment so that we could rest. Since then, we have settled in nicely and can't imagine living anywhere else. Renting from ICM has been so much better than any other rental company we've ever been with. Someone is always available to talk to us and answer our questions, and the maintenance is fantastic! We've never had to wait more than a day for any maintenance request that we've put in. If, for some reason, we were to move within the city to another apartment, it would definitely be to another ICM building. :)
