Where do I send my rent payment?

Rent must be mailed or dropped off to ICM Properties, Inc., 1341 W. Fullerton, Box 105, Chicago, Illinois 60614. Remember Direct Debit is always an option.

When is rent due?

Rent is due on the first of the month and is considered late after the fifth of the month.

Are cats & dogs allowed in my apartment?

Cats are welcome in your apartment. However, dogs are not, without prior written consent by the landlord.

What if I get locked out of my apartment?

If you are locked out of your apartment, ICM will do their best to get you back in your apartment during business hours only. If you are locked-out during the weekend or at nighttime, it will be your responsibility to contact a locksmith. Any cost incurred because of lockouts shall be your responsibility.

What is the bounced check fee?

If your rent payment is returned to ICM for any reason, you will incur a $35.00 fee. This fee is not negotiable and must be paid immediately

What if I need to sublet my apartment?

What do I need to do to replace or add a roommate to my lease?

Your new roommate must fill out an application and be approved to reside in your apartment. Have your new roommate come to the ICM office to fill out an application or click here and fax the application to 773.549.7494. There is a $40.00 application fee per person.

How do I renew my lease?

You will receive a lease extension in the mail approximately 90 days prior to your lease expiration date. There will be instructions to follow in order to renew your lease or to inform ICM that you are moving. You will need to inform ICM if you plan to renew no later than 60 days prior to your lease expiration date. If you do not inform ICM of your plans to renew, ICM will assume that you are moving. If you do not receive a lease extension in the mail, please contact ICM immediately.

How do I return my keys at the end of my lease?

If your lease is expiring and you need to return your keys, please drop them off at the ICM main office by no later than midnight on the last day of your lease. Be sure to remember to include a self-addressed-stamped-envelope for the return of your security deposit.

How & when will I get my security deposit back at the end of my lease?

You must provide ICM with a business-sized self-addressed-stamped envelope for the return of your security deposit. Your deposit will be processed and refunded within 45 days after you move-out of your apartment.

Can I have a Satellite Dish or DirectTV installed in my apartment?

You are allowed to have a satellite dish or DirectTV installed in your apartment. However, under no circumstances, will you be allowed to drill any holes into any masonry of the building and all equipment, must be placed on the top of the building with no holes drilled into the building.

What do I do if I have a maintenance request?

If you have a maintenance request please call the maintenance hotline at 773.549.5632. Please provide your address, including unit number, your phone number, and maintenance request. If you have an engineer for your building, please contact your engineer.
